TRevPAR
Total Revenue Per Available Room
TRevPAR (Total Revenue Per Available Room) measures all revenue a hotel earns per available room — rooms, food and beverage, spa, events and any other outlet — not just the room rate.
Formula
TRevPAR = Total revenue ÷ Available room-nights
TRevPAR exists because RevPAR systematically undervalues properties that earn well outside the room. A resort where guests spend heavily on dining, treatments and activities can look mediocre on RevPAR and excellent on TRevPAR.
It is the natural metric for full-service hotels, resorts and any property where the room is the entry point rather than the whole product. For a limited-service hotel with no outlets, TRevPAR and RevPAR converge and tracking both adds little.
Because TRevPAR rewards total guest spend rather than rate alone, it also changes what good commercial performance looks like: capturing an extra spa booking or a table in the restaurant moves TRevPAR in a way that a rate increase alone does not.
Capturing more non-room revenue is mostly a communication problem — offering the right thing at the right moment. Venli agents handle those offers across messaging, email and voice.
Frequently asked questions
What is TRevPAR?
TRevPAR (Total Revenue Per Available Room) measures every revenue stream per available room — rooms, food and beverage, spa, events and other outlets — not just the room rate. It exists because RevPAR systematically undervalues properties that earn well outside the room.
How do you calculate TRevPAR?
Divide total revenue across all departments by available room-nights. For a limited-service hotel with no outlets, TRevPAR and RevPAR converge and tracking both adds little; for resorts and full-service hotels the gap between them is the point of measuring it.
Related terms
- RevPAR — RevPAR (Revenue Per Available Room) measures how much room revenue a hotel earns for every room it has available, whether or not that room was sold. It combines rate and occupancy into a single number, which is why it is the most widely used performance metric in hotel revenue management.
- GOPPAR — GOPPAR (Gross Operating Profit Per Available Room) measures gross operating profit for every available room, capturing both revenue performance and how efficiently the hotel is run.
